Yes, we are a family-owned brokerage and has been that way since its inception. Leo (the Broker-Owner) and Marina (the Broker-Manager and Leo's wife) started the business and were later joined by their son, George Arut, as the second Broker-Manager and legal counsel.
Yes, we are. Over our 15+ year history, the INI family has handled a large amount of transactions. We have been, and can continue to, keep overhead costs low by managing our budget efficiently and responsibly.

Yes! That's right. Members of INI Commercial Realty can contact the Brokers (and their in-house attorney) even on weekends and federal holidays. The Real Estate industry doesn't just grind to a halt on weekends. In fact, it's often the most productive days of a Realtor's week! So they make sure they are available to answer your questions or allay your concerns 365-days a year, working every day from 9am until the last member is satisfied.
Our Jacksonville headquarters is open from 9:00am to 4:00pm Monday thru Friday (except on federal holidays). However, even when the office is closed, the Brokers are still available by phone, text, and email after hours. Thus, you always have a means to reach out if you need help or have a question.
YES. Any and all advertisements MUST be approved by INI Commercial Realty BEFORE you can use it.
INI Commercial Realty has only one rule when it comes to advertising: it MUST COMPLY with all applicable State, Federal, and Administrative rules, regulations, ordinances, and laws. Beyond this, we do not have any preference or restrictions on colors, fonts, shapes, sizes, themes, or any other aspect of your ads.
Yes. We gladly provide our members with our logo to use (under a revocable license) for your business cards, flyers, postcards, website, and other Real Estate advertisements.
With us, members have three ways they can be paid:
Monthly Dues are billed on the 1st of every month to your credit card, which you provide at the time you sign up with us.
All payments are processed through Authorize.Net, which provides a secure method of accepting and processing credit card payments nationwide.
Members submit documents to us through our in-house Document Upload Portal. This is a simple, easy-to-use, and (most importantly) secure method for document submission. We DO NOT accept e-mail submission of documents due to the increased hack-risk and other security flaws associated with e-mailing.
A Commercial Transaction refers to any transaction involving the purchase, sale, listing, lease, referral, or other transfer/conveyance of non-residentially zoned or partially-commercial zoned real estate.
We oversee transactions by providing guidance and support to ensure everything is on the right track and that things go as smoothly as possible. However, we do not take over your transaction--you will be the one negotiating, talking to people, making calls, etc., etc. But we do involve ourselves when you need us to make sure everything is done properly and without liability.
No. As a member of INI Commercial Realty, you (and your customers) are free to use ANY lawyer or law firm to create any and all legal documents necessary to ensure your transactions go smoothly and protect all parties involved. (In fact, members are free to go with any appraiser, lender, surveyor, closing attorney / title company, and any other service provider(s) our members believe will best serve their transactions.)
However, we do provide you with peace of mind that, if you need it, there is a lawyer on staff who can provide contract creation, contract review, and similar services at a competitive rate that is reasonable in our industry.
One of the biggest benefits we provide members is the ability to be flexible with their commissions and to leverage our competitive commission programs to their advantage in a transaction.
Therefore, as a general matter, members can provide a rebate or otherwise waive the 80% or 90% portion of their commission (based on the membership level you choose). HOWEVER, you must inform us of this decision AND obtain the Broker-Owner's express written approval of the rebate / waiver.
Members of INI Commercial Realty cannot engage in any residential transactions except for the referral of such residential business to INI Realty or another duly licensed real estate brokerage.
